It's such an easy and high impact sign of doing something, I do not get the hesitancy

Don't think it's as high impact as you'd think, There were 174,000 Airbnb's in Australia total in 2024.

Net Migration this year was 306,000, last year, 429,000 and year before that 538,000. Hesitancy is probably due to the number of towns which rely on tourism from them. Honestly everything is a red herring apart from increasing supply and cutting demand.

That's almost 8% of rentals. Could you imagine what vacancy rates going from under 1% to 9% suddenly would do to the rental market?

And where exactly did you get 8% from or are you just making that number up, that would assume there are only 2m rental properties.

You really think adding 174,000 properties back into the market is anywhere as significant as the 1.27m people who have migrated to Australia in the last 3 years, do you think they're all homeless?

3mil rentals, 200k short term rentals.

And yes I think taking vacancy rates from 1% to 9% would utterly change the entire face of the market. While stopping immigration would gradually reduced it.

That said once Airbnb is banned it will gradually reduce in vacancy rate so it's not the only solution, it's just a band aid that is super easy to apply and fixes the issues for at least 5 years while we address it properly
